Every homeowner who has walked into a brand-new house a week after the builder's final clean knows the feeling: it looked spotless, and now there's a fine grey film on the windowsills again. That's not sloppy work. That's what drywall dust does, and understanding it explains why post-construction cleaning is its own service.
Drywall dust is far finer than household dust. Sanding joint compound produces gypsum particles small enough to stay airborne for hours and to settle into every texture in the house — carpet fibers, the tops of door casings, inside light fixtures, along window tracks, and behind the toe-kick under the cabinets. Wiping a surface once just moves it into the air, where it settles again somewhere else.
That's why a real post-construction clean is done in passes rather than in one sweep. The first pass takes out debris and the heavy dust layer, working from ceiling height downward. The second is the detail pass — fixtures, trim, tracks, cabinet interiors, and glass, surface by surface. The floors come last, once nothing is left overhead to fall onto them.
Beyond dust, a new build carries a specific list of leftovers. Manufacturer stickers on windows, appliances, tubs, and light fixtures. Paint spatter and overspray on hardware, hinges, glass, and floors. Caulk and adhesive residue. Grout haze on new tile. Sawdust in the cabinet and drawer boxes. Fingerprints and handprints on everything that got installed by hand.
Windows deserve their own mention. Construction glass usually has adhesive residue, paint flecks, and a layer of fine dust, and the tracks are full of grit and screws. Cleaning the glass without clearing the track first just makes mud on the next rainfall.
The cabinets are the other thing people underestimate. Every drawer box and cabinet interior collects sawdust and drywall dust during the build, and if it isn't vacuumed and wiped before the homeowner loads in dishes and linens, it transfers straight onto them.
How long should it take? Considerably longer than a regular house cleaning of the same square footage — a detailed post-construction clean is typically several times the labor. Anyone quoting you a new build at a standard housekeeping rate is planning to do one pass, and one pass is exactly what leaves that grey film on your windowsills a week later.
